BEFORE SIGNING A CONTRACT WITH ANY BUILDER: 1. Check with the Arizona Registrar of Contractors to see if they have any complaints against them, and if so, what are the complaints about. You can check by visiting the Arizona Registrar of Contractors website at www.azroc.gov/clsc/AZROCLicenseQuery. Magic Homes license # is 229291 and we proudly offer this site to verify that we have had no complaints with the Registrar of Contractors. 2. Check references! Ask for references from at least 3 or 4 of the customers that the builders has built homes for within the last 2 years. Call or email those references and ask them questions about their building experience, the time it took to build their home, the professionalism of the builder and would they recommend someone build with this contractor. We have a long list of references from all of the homes we have built in the last couple of years and will proudly give them to you upon request. We are fortunate enough to have the best customers in the world and work very hard to make each one of them happy in their new "Magic" Home. 3. How long will it take to build your home? This is a very important question that often gets overlooked. If you are financing your home with a construction loan, the interest adds up on a daily basis and, if your home takes several months to build, this can become quite costly to you. Especially since these costs are usually over and above the price quoted to you by the contractor. You also need to consider other cost factors such as rent that you may be paying until your new home is built. For example..... If you have a $166,900 construction loan and it takes Magic Homes 4 months to build your new home, with an interest rate of 6%, you would be looking at approximately $1,800 in interest payments. If your new home takes another builder 8 months to build, you would be out approximately $3,600 If it takes a year to build your new home, you would be out approximately $5,400. Ugh!! Worse yet, if you had to pay rent each month until your new home was built, at $600 per month, you would be looking at only $2,400 with Magic Homes. With other builders, 8 months build time would cost you $4,800 in rent and a year would be $7,200 more. Double Ugh!! 4. Get It In Writing!!! Make sure that everything you are being promised in your new home is put in writing in either the contract or a set of plan specifications. Magic Homes offers a firm contract with every home we build and that is the price you pay unless YOU change something. We also spell out everything in your new home that is included in the price by using specification sheets which is a part of the contract and reviewed and signed at the beginning when you sign the construction contract. This way there are no questions as to what is included in your new home.
